Become a Florida Real Estate Agent in 4 Steps:

Before getting started, make sure you meet the basic requirements:

To be eligible for a real estate license in Florida, you must be at least 18 years old, have a high school diploma or its equivalent, and have a valid Social Security number. You do not have to be a Florida resident.

You will need to complete a state-approved 63-hour pre-license course from a licensed Florida real estate school AND pass the final exam. You must pass the end-of-course exam with a score of 70% or higher. Students who do not pass the end-of-course exam must wait a minimum of 30 days (but no more than one year) from the original examination date to retest. Only one retest is permitted. If the exam is not passed on the second attempt, the 63-hour pre-license course must be repeated. Credit for a successfully completed course is valid for two years from the completion date.

If you are a practicing attorney OR hold a 4 year degree (or higher) in real estate, then you may be exempt from the pre-license education requirement. Click Here for more information.

PRE-LICENSE EDUCATION

Once you pass the end-of-course exam, its time to submit your application!

Florida Department of Law Enforcement (FDLE) requires that an application be filed BEFORE getting your fingerprints – contrary to some advice you may see recommending to get fingerprints 5 days prior to submitting your application.

You can file your application online, or mail it using form RE 1, and paying the corresponding fee. You can check here if you are eligible for a fee waiver. Be careful when filling this form out and be sure to double check all information to avoid delays in processing your application. You can also log in to your DBPR account to check the status of your application.

When filling out your application, make sure to disclose of any criminal background or licensing history, and have original court records available if applicable. Even if the records have been sealed, they may still be visible to the department. Each application is reviewed on its own merit to determine if you meet the good moral character requirement. Having a clean history is not nearly as important as disclosing.

APPLICATION

The state of Florida requires criminal background checks for all real estate license applications.

Applicants can use any Livescan Service Provider approved by the Florida Department of Law Enforcement (FDLE.) You can click here to view locations or schedule an appointment.

The Originating Agency Identification (ORI) number to provide for real estate licenses is:

It may take up to five days for your fingerprint results to be received by the Department after they are submitted to the Florida Department of Law enforcement (FDLE.) Please note that the Florida Department of Law Enforcement requires that an application for licensure should precede the submission of your fingerprints.

Once your fingerprints are submitted and the application is approved, you will receive an email notification and a candidate ID number (FLREAPP ID) in order to schedule your state exam.

When your application is approved you will receive an email from the states testing vendor, Pearson Vue, inviting you to schedule your state exam. To Schedule, you can click the link sent to your email, call Pearson Vue at (888) 204-6230, or visit their website here. No walk-in testing is permitted. The testing fee is collected at the time of your reservation and is non-refundable but can be re-scheduled up to 48 hours before your scheduled test time. There is no refund for changes made within 2 days of your scheduled exam. 

You must bring two forms of signature ID, one of which must be government issued photo ID such as a driver’s license, state identification card, passport or military identification card. You will also need a copy of your pre-license education certificate.

The test consists of 100 multiple choice questions that you are given 3.5 hours to complete. You need a score of 75% or higher to pass. If you pass, you will not get your exact score, just a paper that says you pass. If you fail, you will get a break down of how many questions you missed from each section. 

The state exam can be take as many times as needed. You must wait 24 hours after testing to schedule again. Keep in mind your approved application is good for two years so you must pass the state exam within that time to avoid starting this process over again.
